CHECK-IN TIME: after 4pm CHECK-OUT TIME: by 10am (no late check-out please)

NON-SMOKING properties.

THE HOLIDAY: The guest has the right to occupy the property for a holiday only as per schedule 1, paragraph 9 of the Housing act 1988.

The BALANCE OF RENT is due 30 days before your arrival date.

CANCELLATIONS: Cancellations that are made more than 30 days prior to the arrival date are subject to a cancellation fee of up to £50 to cover credit card charges.

Cancellations made within 30 days of your arrival date forfeit the full payment. However If the property can be re-let during the same rental period we will refund any difference between the letting values up to the full balance of the booking, less any credit card charges.

Cancellations due to UK Government Covid travel restrictions will qualify for a full refund.

Cancellation or early departure does not warrant any refund of rent.

MAXIMUM OCCUPANCY: The maximum number of guests is as stated in the particulars

MINIMUM STAY: The properties require a 3-night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 3 days, the guest will be charged for a 3-night stay.

INCLUSIVE FEES: Rates are including a one-time linen and towel set-up there is an additional cost of cleaning specified in the booking cost.

Facilities fees are included in the rental rate.

FALSIFIED BOOKINGS: Any booking obtained under false pretence will be subject to forfeiture of holiday rental payment (s), and the party will not be permitted to check in.

WRITTEN EXCEPTIONS: Any exceptions to the above-mentioned policies must be approved in writing in advance.

PARKING: Parking at The Foresters Lodge is limited to 3 vehicles. Vehicles are to be parked in the driveway only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

WATER AND SEPTIC TANK: The Foresters Lodge only. The Klargester is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine hygiene products should be flushed at any time. You should also not pour any alcohol or bleach down the sinks as this disrupts the working of the Klargester. Failure to follow this procedure could result in you being charged up to £200.

EXPECTATIONS: It is expected the guests shall not part with possessions from the property, or to share it, except with members of the party shown on the Booking Details. Not to sell or transfer the booking to another party. Not to exceed the maximum number of occupants. A cot may only be occupied by a child under 24 months. It is expected the guests leave the cottage in the same state of cleanliness as it was upon arrival.

INTERNET ACCESS: access is offered on a complimentary basis and is not guaranteed to always be available at the speed you are used to.

BREACH OF RULES: If you commit a serious breach of these rules the owner will have the right to terminate your booking and if you are already at the property you may be asked to vacate immediately. If this is the case, no refund of fees will be due. The guests will be liable for any costs, claims, demands, losses and any proceedings that may be incurred as a result of the breach of these rules.

We collect information to gain a better insight into the holiday home rental market, helping us tailor our products and services accordingly, including helping to keep our website and newsletter content relevant. Finally we use cookies to better tailor your user experience and personalise your repeat visits to our website.

HOW WE SAFEGUARD INFORMATION? We adopt best practices and operate secure data networks protected by industry standard firewall and password protection to safeguard personal identifiable information.

WHO WE SHARE INFORMATION WITH? Any information we collect about individuals is used by NFPHproperty Ltd & Bramble Hill Lodge Ltd. We do not share information about individuals with any other third parties, unless we are required to do so by law.

HOW YOU CAN ACCESS OR CORRECT YOUR INFORMATION? You have the right to request a copy of the information we hold about you.
